Pre-Purchase Home Inspection
A Pre-Purchase home inspection is done for someone who is buying or has put a down payment on a house they are considering buying. All of the items typically used within a home are tested and/or operated to verify proper operation and installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tubs run the showers and even flush the toilets, all the while making notes on the condition and operation of the components tested. Upon completion you receive a full, written report.
Pre-Listing Home Inspection
Listing inspections are good for the homeowner who may not be in tune with the condition of their home. A great many sales are canceled due to the buyer’s shock at the “functional condition” of the home. It may look great, but have serious technical, safety, or functional issues present without the owner’s knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or discloses the issue found in the Inspection Report. Obviously, repairing the items is the most beneficial towards completing the sale. The pre listing inspection is your ‘insurance against surprises’ when selling your home.

Infrared Thermal Imaging can help you isolate places of possible warm or cold air leaks to optimize your home’s energy efficiency; it can also identify wet areas and potential leaks in ceilings, walls and floors before mold starts, and spot overloaded electrical connections at the source.
Thermal Imaging is a non-invasive method of seeing what might be going on behind your walls. The thermal imaging camera picks up very small differences in surface temperature.
